A Few Things to Know Before You Book

We want every stay at Chalet Oz to feel relaxed, easy, and just right for you. To help make sure we’re the right fit for your trip, here are Booking Terms and Conditions to consider before booking. And if you’ve got any questions — just ask. We’re happy to help.

We keep things simple but respectful at Chalet Oz. Our terms and conditions are designed to ensure a peaceful stay for our guests while helping us maintain the chalet in excellent condition for everyone.

By confirming a booking, guests agree to the following booking terms and conditions:

These terms apply to bookings made directly with Chalet Oz. Bookings made through Airbnb, Booking.com or another booking platform are also subject to that platform’s payment and cancellation terms.

Travel Insurance

It is strongly recommended that guests take out travel insurance with cancellation cover prior to making a booking. This should cover cancellations, travel disruptions, illness and loss or damage to personal belongings.

Making a Booking

You must be at least 18 years of age to book accommodation at Chalet Oz.

The chalet accommodates a maximum of four guests. Only the guests listed on the booking confirmation may stay at the property.

All bookings made through our online reservation system are considered provisional until confirmed by Chalet Oz via email.

Once your booking has been confirmed by email, this confirmation forms a contract between you and Chalet Oz.

Prices shown on the website are subject to change. The price shown on your booking confirmation email is binding.

Chalet Oz may refuse a booking before it is confirmed. If Chalet Oz must cancel a confirmed booking, guests will receive a full refund of all payments made or may choose alternative dates, subject to availability.

Prices, Fees and Payment

All prices are stated and payable in Swiss francs (CHF).

A cleaning fee is charged once per stay. The amount is shown as a separate line item in the booking breakdown and is included in the total price displayed before payment.

Tourist tax is not included in the accommodation price. It is payable separately on arrival at the current local rate, based on each guest’s age, by card via SumUp or in cash.

For bookings made more than six weeks before arrival, a CHF200 deposit is required to secure the reservation.

The remaining balance is due six weeks before arrival. For bookings made within six weeks of arrival, the full amount is due at the time of booking.

Accepted payment methods for direct bookings are Stripe and bank transfer.

If the balance is not paid by the due date, Chalet Oz may issue a written reminder and allow a grace period of five working days. If payment is still not received, Chalet Oz may cancel the booking, retain the deposit and re-let the accommodation.

The minimum stay is two nights. A three-night minimum applies in July and August.

Arrival and Departure

Check-in is from 3:00 pm on the day of arrival.

Check-out is by 11:00 am on the day of departure.

Late departures may incur additional charges if they affect preparation of the chalet for incoming guests.

Cancellation Policy

Cancellation deadlines are based on the number of calendar days before the arrival date.

Five or more days before arrival
The accommodation payment will be refunded, less a CHF25 processing fee.

Two to four days before arrival
50% of the accommodation payment will be refunded, less a CHF25 processing fee.

Less than two days before arrival
The accommodation payment is non-refundable.

No-Show Policy
Guests who fail to arrive on the check-in date will forfeit their booking without a refund.

Cleaning Fee and Tourist Tax

The cleaning fee and any tourist tax already paid will be refunded in full when a booking is cancelled. The CHF25 processing fee applies only to the accommodation refund.

Extenuating Circumstances

In exceptional circumstances such as illness, flight cancellations or natural disasters we may offer a partial or full refund on a case-by-case basis, particularly if we are able to rebook the cancelled dates. Documentation may be required.

Guest Behaviour and House Guidelines

We ask all guests to help maintain a peaceful and respectful environment.

The following rules apply to all stays:

  • Pets are not permitted
  • Smoking or vaping inside the chalet is strictly forbidden
  • Events or parties are not allowed
  • Please report any damages or breakages as soon as possible
  • Please wear the slippers provided rather than hard sole shoes inside the chalet

Noise Policy and Quiet Hours

Chalet Oz is located in a quiet residential neighbourhood.

Quiet hours apply between 10:00 pm and 7:00 am. During this time we ask guests to keep noise to a minimum both inside and outside the chalet so that neighbours can enjoy a peaceful environment.

If noise disturbances continue after two warnings, Chalet Oz reserves the right to terminate the booking and ask guests to leave without refund.

Occupancy

The chalet accommodates a maximum of four guests. Additional guests are not permitted.

Children and Infants

Families with children are very welcome at Chalet Oz.

While we provide items such as a travel cot and high chair on request, the chalet is not fully childproofed. There are no cupboard latches or socket covers.

A safety gate is installed at the stair entrance to the cellar. Please ensure this gate is kept closed when children are staying.

Smoking Policy

Chalet Oz is a strictly non-smoking property.

Smoking, vaping and the use of e-cigarettes are not permitted anywhere inside the chalet at any time.

Guests may smoke outside only. Cigarette butts must be fully extinguished in the ashtrays provided and disposed of responsibly.

Cigarette ash and butts must not be placed in indoor rubbish bins as this may cause persistent odours inside the chalet.

If evidence of smoking inside the chalet is found, including but not limited to cigarette smoke odour, ash, cigarette butts or burn marks, Chalet Oz reserves the right to charge a smoke remediation and deep cleaning fee.

The minimum charge for smoke remediation is CHF250 and may increase depending on the level of cleaning required to restore the property for future guests.

If smoking inside the property results in the chalet not being ready for the next guests, additional cleaning costs or compensation for disrupted bookings may also be charged.

Illegal Drugs and Prohibited Substances

The use or possession of illegal drugs or prohibited substances is not permitted anywhere on the Chalet Oz property, including inside the chalet and in outdoor areas.

Any breach of this rule may result in immediate termination of the stay without refund.

Cleaning, Damages and Breakages

Standard end-of-stay cleaning is covered by the cleaning fee charged at booking. Guests are still expected to leave the chalet in a reasonably tidy condition.

Guests are asked to leave the chalet in a tidy condition and to report any breakages or damage during their stay.

Guests are responsible for any damages caused during their stay and costs for repairs or replacements may be charged.

Additional cleaning beyond normal standards will be charged at CHF35 per hour. This may include excessive rubbish, strong odours, heavy staining, smoke smells or misuse of the property.

Utilities and Responsible Use

Electricity, heating and water are included in the cost of your stay based on normal residential use.

We kindly ask guests to use utilities responsibly and to switch off lights and electrical appliances when they are not needed or when leaving the chalet.

Please avoid leaving lighting or electrical appliances running continuously when the chalet is unoccupied.

For extended stays, Chalet Oz reserves the right to address excessive or unreasonable use of utilities with guests during their stay.

If electricity consumption is significantly higher than normal due to avoidable behaviour, such as leaving lights or appliances running continuously throughout the day and night, Chalet Oz reserves the right to charge for the additional electricity cost incurred. A reasonable administration fee may also be applied where guests have been reminded and the behaviour continues.

Guests are also asked to avoid activities that create persistent or difficult-to-remove odours inside the chalet.

Right of Entry and Mid-Stay Property Check

For stays longer than seven nights, Chalet Oz reserves the right to carry out a brief mid-stay property check if required.

This will be carried out by the host to ensure the chalet is being maintained in good condition and to address any maintenance issues.

Guests will normally receive at least 24 hours’ notice before any visit.

In exceptional circumstances where there is concern about safety, damage to the property or breach of house rules, Chalet Oz reserves the right to access the property without prior notice.

Entertainment and Connectivity

The chalet includes:

  • Smart TV with Netflix access
  • High-speed WiFi suitable for streaming and video calls

Parking

Guests have one private parking space located at the front of our family house.

If you arrive with a second car, paid public parking is available near the village church.

Chalet Oz is a short walk from this parking area.

Please only use the designated parking space and avoid parking on the road, in neighbouring driveways or in other private parking areas.

Cellar Access

Guests may use the designated laundry area in the cellar.

The stair area leading down to our private garage is not accessible to guests.

Drones

The use of drones over the property is not permitted without prior permission.

Candles and Fire Safety

Due to the wooden structure of the chalet, candles, tea lights, fireworks or sparklers are not permitted anywhere on the property.

Personal Property

Chalet Oz cannot be held responsible for any loss or damage to personal belongings during your stay.

Vehicles and their contents are left at the owner’s risk.

Guest Safety

Chalet Oz takes reasonable steps to keep the property and its surroundings safe. Guests are responsible for using the chalet and grounds with due care and for following all safety instructions. Nothing in these terms excludes liability where it cannot legally be excluded.

Extreme Weather and Force Majeure

Chalet Oz is not responsible for guests being unable to reach the property due to extreme weather or travel disruption such as snow, flooding, traffic delays or transport cancellations.

If Chalet Oz must cancel a confirmed stay because the chalet cannot safely or legally be occupied, guests will receive a full refund of all payments made or may choose alternative dates, subject to availability.

Chalet Oz is not liable for delays or losses caused by events beyond its reasonable control, except where liability cannot legally be excluded.

Updates to These Conditions

Chalet Oz may amend these booking conditions when necessary. Changes will not affect an existing confirmed booking unless required by law or agreed with the guest.
